Gulf-Front High-Rises

A Tower Roof Takes More Than Weather

A roof on a barrier-island tower sits high, right on the water and wide open to the Gulf, which is about as exposed as a Florida roof gets. These are the four things we look for on every one.

Wind Uplift

On a tall Gulf-front building, the roof corners, perimeter, parapets and coping take the highest uplift. We check membrane and edge-metal attachment, coping and counter-flashing, and how rooftop equipment is secured, because a lifted edge is where wind damage often starts.

Salt & Corrosion

Salt air corrodes fasteners, edge metal, flashings, equipment curbs and stands far faster than it would on an inland building. We document corrosion before it turns into a loose panel or an open seam, and specify coastal-grade materials and fasteners on repairs.

Water Intrusion

Wind-driven rain finds every weak penetration, drain, scupper and parapet wall. A slow leak in a tower can travel a long way inside the building before it shows up in a unit. We trace it from the roof down, with photos the board and manager can follow.

Sun, Heat & Age

Gulf sun ages membranes, sealants and coatings fast. We give you an honest remaining-life read on the roof you have now, so the board can plan for repair, restoration or replacement on its own schedule.

Inspect. Repair. Prepare. Plan.

Flat and low-slope membranes, metal and tile, on buildings where every repair needs a plan for access, residents and wind.

Storm Readiness & Response

A pre-season check of edges, coping, drains and equipment before hurricane season, and emergency dry-in after a storm with building-by-building documentation for the board and the adjuster.

Plan

Replacement Planning

Scope, phasing, material options and budgetary numbers your board, manager and reserve professional can work from, years before the roof forces the decision.

Insurance & Storm Readiness

Know Your Roof Before the Storm Does

Coastal condo insurance is expensive and the questions about the roof keep getting sharper. A documented roof gives the board answers at renewal and a starting point if a storm hits. We are roofers, not public adjusters: we document the roof and do the work, and your association and its insurer handle any claim. We make no promises about premiums, coverage or claim outcomes.

  • Dated photo and drone documentation of the roof, kept on file, so a post-storm claim starts from a known condition
  • Roof age, roof system, attachment and condition: the details agents and underwriters typically ask about, written up in one place
  • Pre-season storm checks: edges, coping, drains, equipment tie-downs and loose debris
  • After a storm: emergency dry-in first, then a building-by-building damage report for the board and adjuster

Manufacturer Warranties

Warranties That Stand Up to Gulf Wind

Most tower roofs are flat or low-slope membrane, so that is where the warranty conversation starts. Pitched and shingle roofs have their own GAF wind coverage.

GAF GoldElite™ Commercial Contractor

  • Evaluated every year by GAF, with access to GAF CARE training in commercial roof systems
  • Can offer the GAF Diamond Pledge™ NDL Roof Guarantee on qualifying systems: GAF-backed leak repairs with no dollar limit, covering manufacturing defects, ordinary wear and tear, and workmanship in applying the GAF roofing materials
  • Wind: GAF's standard coverage is for leaks from winds up to 55 mph. Higher wind coverage, in steps up to 120 mph on select single-ply systems, is available for purchase with GAF's advance written approval; 100 mph or more requires approved GAF perimeter edge metal
  • GAF inspects the finished roof before issuing it, and the association keeps up regular inspections and maintenance and reports any leak to GAF in writing within 30 days

GAF offers it only through GAF Certified Plus™ and Master Elite® contractors, and it must be registered.

On top of any manufacturer coverage, every Roof Wars installation carries our own 5-year workmanship warranty.

Program details per GAF (gaf.com); additional requirements apply. Each GAF warranty and guarantee is available on qualifying projects only and is subject to GAF's terms: see the GAF specimen Diamond Pledge™ NDL Roof Guarantee, the Silver Pledge™ Limited Warranty and the GAF Roofing System Limited Warranty for complete coverage and restrictions. WindProven™ applies to shingle roofs only, not to TPO or other low-slope membranes. It requires GAF shingles with LayerLock® Technology, installed with 4 nails per shingle, plus GAF Starter Strips, Roof Deck Protection, Ridge Cap Shingles, and Leak Barrier or Attic Ventilation; it covers the shingles only, for 15 years. Category wind speeds are sustained winds on the Saffir-Simpson Hurricane Wind Scale. MuleHide program details per MuleHide (mulehide.com): NDL system warranties are on qualifying systems only, additional requirements apply, and terms, fees and wind coverage depend on the membrane and specification; see MuleHide's sample NDL system warranty for complete coverage and restrictions. Roof Wars is an independent contractor, not an agent of GAF or MuleHide.

For Boards

SIRS, Milestone Inspections & Your Roof

Since Surfside, Florida's condo safety laws (SB 4-D in 2022, amended by SB 154 in 2023 and HB 913 in 2025) make the roof a required line in the reserve study for every condo building three habitable stories or taller. Here is what they require, in plain terms, and where a roofing contractor fits.

Structural Integrity Reserve Study (SIRS)

Every condominium association with a building three or more habitable stories tall must have a SIRS at least every 10 years (s. 718.112(2)(g), Florida Statutes). The roof is a required component, along with the structure, fireproofing, plumbing, electrical, waterproofing and painting, and windows and exterior doors. Associations that existed on July 1, 2022 had until December 31, 2025 for their first one (HB 913 moved it from December 31, 2024). It must be done by a licensed engineer or architect, or a certified reserve specialist or professional reserve analyst. For budgets adopted on or after December 31, 2024, owners can't waive or reduce the reserves it calls for, and those funds can only go to their intended purpose, with narrow exceptions.

Milestone Inspections

Condo and co-op buildings three or more habitable stories tall need a structural milestone inspection by a Florida-licensed architect or engineer by December 31 of the year the building turns 30, then every 10 years (s. 553.899, Florida Statutes). Being near the coast does not automatically move that to 25 years: the 2022 law's 3-mile coastal rule was replaced in 2023 by a local option, so the local building official may require it at 25 years based on conditions such as proximity to salt water. Phase one is a visual inspection; phase two, with testing, follows only if phase one finds substantial structural deterioration. It covers the load-bearing structure, so roof leaks count only where the inspector finds they point to structural deterioration.

Where Roof Wars Fits

We don't perform the SIRS or the milestone inspection. The milestone inspection belongs to your engineer or architect, and the SIRS to them or a certified reserve professional. What we bring is the roof data they and the board need: documented condition, an honest remaining-life estimate, and real replacement scope and budgetary numbers, so the roof line in your reserves is based on the roof you actually have.

A general summary of the 2026 Florida Statutes, not legal advice. These laws have been amended several times since 2022; confirm deadlines and requirements for your building with the association's attorney, engineer and local building department.

Replacement Planning

A Roof Plan Your Board Can Budget For

Replacing a tower roof is a capital project. We help boards see it coming, price it honestly and run it with as little disruption as possible.

  1. Step 1: Roof Condition Assessment

We document the roof as it is today: photos, drone footage, problem areas and an honest remaining-life estimate.

  2. Step 2: Options & Budget Numbers

Repair, restore or replace, with the trade-offs and budgetary numbers laid out in plain language for the board.

  3. Step 3: Phasing & Owner Communication

A schedule built around residents, rentals and the season, with notices the manager can send to owners.

  4. Step 4: Permitted, Documented Work

Permitted to the Florida Building Code, photographed start to finish, and closed out with records for the association files.
