Commercial & Association Roof Evaluations
Turn an unknown roof into a budgeted asset.

What you receive
A report your board can act on — not a sales pitch
Four deliverables that turn “the roof is getting old” into a decision with numbers behind it.
Photo-Documented Condition Report
Every slope, penetration, and problem area rated and photographed — a defensible record of exactly where your roof stands today.
Moisture & Infrared Survey
We find trapped moisture and hidden membrane failures before they surface as leaks and emergency spend.
5-Year Budget Forecast
Repair-vs-replace cost projections mapped to a timeline your capital plan can actually be built around.
Reserve & Compliance Documentation
Board-ready reports that line up with Florida SB 4-D / SIRS reserve requirements and milestone-inspection timelines.
How the Evaluation Works
Four steps from unknown roof to a funded, board-ready plan.

Site Inspection
A roofer — not a salesperson — walks and documents the roof, capturing condition and every deficiency.

Data Analysis
Findings are analyzed against system age, performance, and industry benchmarks to project remaining life.

Budget Development
We translate condition into dollars: immediate needs, phased options, and long-range replacement cost.

Strategic Recommendations
You get a prioritized, board-ready plan with timeline and budget — the numbers to make the call and fund it.
Why boards are evaluating now
Florida changed the math on roof reserves
Under SB 4-D, condominium associations three stories and up must now fully fund roof reserves and complete milestone inspections (25 years within three miles of the coast, 30 inland). You can't reserve for a roof you haven't measured — an evaluation is the number the study needs.
