Florida's Roof-Age Rule
s. 627.7011(5), Florida Statutes (2022 law, policies issued or renewed on or after July 1, 2022)
- Roof under 15 years old: an insurer may not refuse to write or renew your homeowners policy solely because of the roof's age.
- Roof 15 years or older: before an insurer can require a new roof to write or renew your policy, it must let you have the roof inspected by an authorized inspector, at your expense. If that inspection shows 5 or more years of useful life left, the insurer may not refuse to write or renew solely because of the roof's age.
- “Solely” matters: insurers can still weigh the roof's condition and their other underwriting rules, and some have added requirements for older roofs and older homes.
