Florida's SB 4-D requires condominium associations three stories and taller to fully fund roof reserves and complete a Structural Integrity Reserve Study (SIRS). Where the permit lives. Repair permits for Naples condominium and HOA buildings run through the Collier County Building Review & Permitting office (or the City of Naples for addresses inside city limits). We pull and close permits on repair scopes just as we do on full re-roofs, so the association's records stay clean for the next milestone or reserve review.
Milestone inspections. For buildings three stories and up, the structural milestone inspection is triggered at 25 years within three miles of the coast and 30 years inland. Most of Naples and the wider SWFL market sits outside the High-Velocity Hurricane Zone, so repairs follow standard Florida Building Code wind provisions.
