Condo Association Roofing in Naples, FL

Naples condominium associations are navigating a new compliance reality: SB 4-D now requires buildings three stories and taller to fully fund their roof reserves and complete a structural integrity reserve study. Roof Wars is the roofing partner that speaks that language — tile, flat/TPO, shingle, and standing seam work backed by real Collier County communities we have already re-roofed, with the documentation a board and its reserve study need.

The Compliance Picture

What Naples Associations Face

Roof work in Naples is permitted through the Collier County Building Plan Review & Permitting office, and each building on an association typically carries its own permit and inspection. We manage that permitting and inspection cycle so your board is not chasing sign-offs building by building.

Under SB 4-D, condominium buildings three stories and taller can no longer waive reserve funding for the roof and must complete a Structural Integrity Reserve Study (SIRS) that schedules replacement. The state's milestone inspection requirement kicks in at 25 years for buildings within three miles of the coast and 30 years inland — relevant to many of the Gulf-side associations around Naples.

Florida's 25% rule shapes the repair-versus- replace decision on an aging condo roof: when damage crosses roughly a quarter of a section, code can require that section be rebuilt to current standards rather than patched. We measure and document the affected area with Xactimate so a board can defend its choice to owners and, where a named storm is involved, move a claim to the front of the line.

Funding The Reserve

Maintenance That Funds Your Next Roof.

Armor Shield gives your board documented annual maintenance plus a Roof Savings Account that credits your fees toward future replacement — turning a recurring line item into a growing reserve while SB 4-D raises the pressure to fully fund one.

Board Questions

Questions Boards Ask Us

Can you re-roof an occupied condo without displacing residents?
Yes — that is the norm for us, not the exception. Communities like Colonial Links (14 buildings) and Heron Lake were re-roofed with residents in place. We phase the work, keep no unit open overnight, protect landscaping and vehicles, and publish a day-by-day schedule through the board or property manager.
What roof systems do you install on Naples condominiums?
We install and replace the full range our Naples associations actually run: barrel and flat tile (Colonial Links, Coach Homes, Heron Lake), TPO and flat membrane, architectural shingle (Naples Trace, 11 buildings), and standing seam metal. The right system depends on your existing roof, the building geometry, and what the reserve study is funding — we spec to the building, not to a one-size template.
How do you keep our board and owners informed during the project?
Each board gets a documented scope up front, phase-by-phase scheduling it can forward to owners, and photo documentation as the work progresses. If a named-storm claim is involved we assemble the Xactimate package the association needs for its insurer. The goal is a paper trail a fiduciary board can defend at the next annual meeting.
Does the 25% rule force us to replace a whole roof after a repair?
Not automatically — it applies per roof section. When more than roughly 25% of a section is damaged within any 12-month period, code can require that section be brought up to current standards rather than spot-repaired. We document the true damaged percentage so your board knows whether it is looking at a compliant repair or a section replacement before it commits budget.
