What SWFL Associations Face

In our footprint that means the Lee County Department of Community Development, the Collier County Building Review & Permitting office, Charlotte County Community Development, and Sarasota County Building & Permitting Services. The law on top of all of that is statewide. Under Florida's SB 4-D, condominium and cooperative buildings three stories and taller must fully fund roof reserves and complete a Structural Integrity Reserve Study (SIRS), and boards can no longer waive that funding. Buildings also face a milestone inspection at 25 years when within three miles of the coast and 30 years further inland. And Florida's 25% roof-replacement rule can turn a repair into a full re-roof once a quarter of the roof section is affected — a budget surprise no manager wants to explain after the fact.
Most of Southwest Florida sits outside the HVHZ, so the Miami-Dade product approvals you may have seen elsewhere do not apply here. What matters is a contractor who scopes to the right local code the first time, documents it for the board, and keeps a portfolio of buildings moving without you chasing status.
